1 ABOUT MYHOUSE247
MyHouse247 is an online advertising platform that allows licensed real estate brokers, licensed real estate agents, property owners, landlords, builders, developers, and other authorized users to advertise residential and commercial real estate properties located within the United States.
MyHouse247 provides advertising, marketing, and promotional services only.
MyHouse247 is NOT:
- a real estate brokerage;
- a real estate broker;
- a real estate agent;
- a Multiple Listing Service (MLS);
- a licensed real estate company;
- a property management company;
- an escrow company;
- a title company;
- a mortgage lender;
- an appraiser;
- a home inspector;
an attorney.
MyHouse247 does not participate in real estate negotiations, does not represent buyers or sellers, does not collect commissions from real estate transactions, and does not facilitate the purchase, sale, lease, exchange, financing, or transfer of any property.
2 ACCEPTANCE OF TERMS
By using the Services, you represent and warrant that:
- you are at least eighteen (18) years of age;
- you possess the legal authority to enter into this agreement;
- you will comply with all applicable federal, state, and local laws;
all information you provide is accurate and truthful.
If you use the Services on behalf of a business entity, brokerage, corporation, LLC, partnership, or other organization, you represent that you have authority to bind that entity to these Terms.
3 MODIFICATIONS TO THESE TERMS
We reserve the right to modify, revise, replace, or update these Terms at any time, with or without prior notice.
Changes become effective immediately upon posting on MyHouse247.com unless otherwise stated.
Your continued use of the Services after revised Terms are posted constitutes your acceptance of the updated Terms.
4 DEFINITIONS
For purposes of these Terms:
"Advertising Services" means any paid or free promotional service offered through MyHouse247.
"Listing" means any property advertisement, including photographs, videos, descriptions, prices, contact information, virtual tours, documents, or related materials submitted to the website.
"Broker" means an individual or business holding a valid real estate broker license issued by the appropriate state licensing authority.
"Agent" means an individual licensed to practice real estate under applicable state law.
"Owner" means a person or legal entity holding lawful ownership of a property.
"FSBO" means "For Sale By Owner."

5 ELIGIBILITY
The Services may only be used by individuals or entities legally permitted to do business under applicable United States law.
If required by applicable law, Brokers and Agents must maintain an active and valid real estate license in each jurisdiction where they advertise or conduct business.
Property owners are solely responsible for ensuring that they possess all legal rights necessary to advertise, lease, rent, or sell any property listed through the Services.
Users may not use the Services if prohibited by applicable law or if previously suspended or terminated by MyHouse247.
6 ELECTRONIC COMMUNICATIONS
By using the Services, you consent to receive communications electronically, including account notices, invoices, service announcements, promotional materials, legal notices, security alerts, and updates regarding your account.
Electronic communications satisfy any legal requirement that such communications be in writing.
7 ENTIRE AGREEMENT
These Terms, together with our Privacy Policy, Cookie Policy, Advertising Policy, and any additional policies incorporated by reference, constitute the entire agreement between you and MyHouse247 regarding the Services.
Any prior agreements, understandings, representations, or communications relating to the Services are superseded by these Terms.
CHAPTER 2 – OUR SERVICES
8 Advertising Platform Only
MyHouse247 is an online advertising and marketing platform that enables users to publish, advertise, promote, and search for real estate listings.
The Services provided by MyHouse247 are limited solely to providing technology, software, and online advertising services that facilitate the publication and promotion of real estate listings.
MyHouse247 does not own, sell, purchase, lease, rent, exchange, finance, manage, or otherwise transact in real estate.
The availability of the Services shall not be construed as an offer to buy, sell, lease, broker, or negotiate any real estate transaction.
Use of the Services does not create any brokerage, agency, fiduciary, employment, partnership, joint venture, or representative relationship between MyHouse247 and any User.
9 No Brokerage Relationship
MyHouse247 is not a real estate brokerage, real estate broker, or real estate salesperson licensed under the laws of any state, territory, or jurisdiction within the United States.
MyHouse247 does not perform any activities that require a real estate broker's license, including but not limited to:
- Representing buyers or sellers;
- Soliciting buyers or sellers on behalf of another person;
- Negotiating the purchase, sale, lease, or exchange of real property;
- Preparing or executing purchase agreements or lease agreements;
- Collecting or receiving brokerage commissions;
- Holding escrow deposits or earnest money;
- Participating in real estate closings;
- Providing brokerage services;
- Procuring prospects for compensation;
Acting as an intermediary in any real estate transaction.
All negotiations and transactions are conducted solely between the parties involved or their independently retained licensed professionals.
10 No Agency Relationship
Nothing contained in these Terms or arising from your use of the Services shall create an agency relationship between MyHouse247 and any User.
MyHouse247 does not act as an agent, representative, attorney-in-fact, employee, partner, fiduciary, or authorized representative of any User.
No User is authorized to represent, bind, or make commitments on behalf of MyHouse247 without the Company's prior written authorization.
Any statements made by Users regarding their relationship with MyHouse247 are made solely at their own risk and responsibility.
11 No Fiduciary Duty
MyHouse247 owes no fiduciary duty, confidential relationship, or special obligation to any User.
Without limitation, MyHouse247 has no duty to:
- Protect the interests of buyers;
- Protect the interests of sellers;
- Protect the interests of landlords or tenants;
- Verify ownership of any property;
- Investigate title status;
- Confirm zoning compliance;
- Verify tax information;
- Inspect properties;
- Conduct due diligence;
- Evaluate market value;
- Detect fraud;
Ensure compliance with applicable laws.
Users are solely responsible for conducting their own independent investigation and due diligence before entering into any transaction.
Users are encouraged to consult licensed real estate professionals, attorneys, accountants, inspectors, appraisers, lenders, or other qualified advisors before making any real estate decision.
12 No Legal, Financial, Tax, Investment, or Professional Advice
All information made available through the Services is provided solely for general informational and advertising purposes.
Nothing contained on MyHouse247 shall be construed as legal advice, financial advice, investment advice, tax advice, accounting advice, insurance advice, mortgage advice, appraisal advice, construction advice, engineering advice, or any other form of professional advice.

13 No MLS Relationship
MyHouse247 is not a Multiple Listing Service ("MLS"), REALTOR® Association, or MLS participant.
MyHouse247 does not own, operate, license, control, endorse, or manage any MLS database.
Listings displayed on MyHouse247 may originate from various lawful sources, including licensed brokers, agents, property owners, builders, developers, or other authorized parties.
Users who publish MLS-derived content represent and warrant that they possess all necessary rights, licenses, permissions, and authorizations required by the applicable MLS, brokerage agreements, and governing laws.
MyHouse247 assumes no responsibility for verifying whether any listing complies with MLS rules, IDX rules, VOW rules, brokerage agreements, copyright restrictions, or licensing requirements.
The User shall bear sole responsibility for any violation of MLS rules or intellectual property rights arising from the submission of listing information.
14 No Verification of Listings
MyHouse247 does not independently verify or authenticate any listing, advertisement, property information, or User Content.
Without limitation, MyHouse247 does not verify:
- Property ownership;
- Property availability;
- Listing status;
- Sale price;
- Rental price;
- Property condition;
- Square footage;
- Lot size;
- Tax records;
- School information;
- Zoning information;
- Building permits;
- Property photographs;
- Virtual tours;
- Floor plans;
- Licensure of brokers or agents;
Identity of advertisers.
Users acknowledge that listing information may contain inaccuracies, omissions, typographical errors, outdated information, or fraudulent representations.
Users assume all risks associated with relying upon information obtained through the Services.
15 No Guarantee of Transactions
MyHouse247 makes no representation or warranty that:
Any property is currently available;
Any listing is accurate or complete;
Any listing has been updated;
Any seller intends to sell;
Any buyer intends to purchase;
Any landlord intends to lease;
Any tenant intends to rent;
Any broker or agent maintains an active license;
Any transaction will be completed successfully.
MyHouse247 does not guarantee the accuracy, completeness, reliability, legality, or timeliness of any listing.
16 No Participation in Real Estate Transactions
MyHouse247 does not participate in any stage of a real estate transaction, including but not limited to:
- Negotiations;
- Purchase agreements;
- Lease agreements;
- Escrow services;
- Earnest money deposits;
- Property inspections;
- Appraisals;
- Financing;
- Mortgage applications;
- Title transfers;
Closing services;
- Recording of deeds;
Possession of property.
Users acknowledge that MyHouse247 has no authority to act on behalf of any party involved in a transaction.
17 Advertising Services
MyHouse247 may offer free or paid advertising services, including but not limited to:

- Featured Listings;
- Premium Listings;
- Homepage Promotions;
- Banner Advertisements;
- Email Marketing Campaigns;
- Social Media Promotions;
- Sponsored Content;
- Business Directory Advertising;
Other promotional services offered from time to time.
The purchase or use of advertising services does not constitute an endorsement, certification, verification, recommendation, guarantee, or approval by MyHouse247 of any User, property, broker, agent, business, product, or service.
18 No Guarantee of Advertising Results
MyHouse247 does not guarantee that any advertising service will generate:
- Buyer inquiries;
- Seller inquiries;
- Rental inquiries;
- Telephone calls;
- Emails;
- Website traffic;
- Qualified leads;
- Property showings;
- Offers;
- Contracts;
- Sales;
- Leases;
- Revenue;
- Profits;
Return on investment.
Advertising performance depends upon numerous factors beyond MyHouse247's reasonable control.
Accordingly, MyHouse247 shall not be liable for any loss of revenue, loss of profits, business interruption, missed opportunities, or other damages resulting from the performance or non-performance of any advertising service.

19 User Responsibility
Users are solely responsible for all activities conducted through their accounts and for all Listings, advertisements, communications, and User Content submitted to the Services.
- Each User represents and warrants that:

The User has all legal rights necessary to publish the Listing.
The Listing does not violate any law or the rights of any third party.
The User possesses all necessary licenses, permissions, and authorizations required to advertise the property.
The User will promptly update or remove inaccurate or outdated information.
Users are solely responsible for verifying the identity, qualifications, licensing status, ownership rights, and credibility of any individual or business with whom they interact through the Services.
20 Independent Verification Required
Users acknowledge that MyHouse247 is not responsible for verifying the accuracy of any Listing or User Content.
Before entering into any transaction, Users should independently verify all material information, including but not limited to:
- Property ownership;
- Property condition;
- Property dimensions;
- Taxes;
- Zoning restrictions;
- HOA requirements;
- Title status;
- Existing liens;
- Building permits;
- School districts;
- Flood zones;
- Utility availability;
- Market value;
- Licensing status of brokers or agents.
Failure to perform independent due diligence is solely at the User's own risk.
21 Communications Between Users
MyHouse247 merely provides a platform through which Users may communicate with one another.
MyHouse247 does not monitor, supervise, review, guarantee, or control communications between Users.
Users are solely responsible for evaluating the truthfulness, legality, professionalism, and reliability of any communication received through the Services.
MyHouse247 shall not be responsible for any misunderstanding, misrepresentation, fraud, harassment, threats, or disputes arising from communications between Users.
22 No Endorsement
The appearance of any Listing, advertisement, business profile, broker profile, agent profile, company logo, trade name, rating, review, photograph, or other content on MyHouse247 shall not be interpreted as an endorsement, recommendation, certification, sponsorship, verification, or approval by MyHouse247.
Advertising placement, premium positioning, featured listings, sponsored content, or paid promotions do not imply that MyHouse247 has investigated or verified the advertiser or the advertised property.
Users are solely responsible for evaluating any person, company, product, or service advertised through the Services.
23 Availability of Services
MyHouse247 may modify, suspend, discontinue, or restrict access to any portion of the Services at any time, with or without notice.
MyHouse247 does not guarantee uninterrupted access to the Services and shall not be liable for interruptions caused by:
- Scheduled maintenance;
- Emergency maintenance;
- System upgrades;
- Internet failures;
- Power outages;
- Software defects;
- Hardware failures;
- Cybersecurity incidents;
- Natural disasters;
- Government actions;
- Events beyond MyHouse247's reasonable control.
24 Right to Reject or Remove Content
MyHouse247 reserves the absolute right, but not the obligation, to review, reject, edit, suspend, remove, or disable any Listing, advertisement, account, photograph, video, or User Content at its sole discretion and without prior notice.
- Reasons for removal may include, but are not limited to:
- Violation of these Terms;
- Suspected fraud;
- False or misleading information;
- Intellectual property infringement;
- Violation of applicable law;
- Offensive or inappropriate content;
- Duplicate Listings;
- Expired Listings;
- Security concerns;
- Technical issues;
Protection of Users or the public interest.
Removal of content shall not entitle the User to any refund or compensation unless expressly provided by MyHouse247 in writing.
25 No Obligation to Publish
Submission of a Listing or purchase of advertising services does not guarantee that any Listing will be published, displayed, promoted, or maintained on the Services.
MyHouse247 reserves the right to determine the manner, location, timing, priority, duration, and format in which Listings are displayed.
MyHouse247 may refuse publication of any Listing for any lawful reason without incurring liability.
26 Geographic Scope
Unless otherwise stated, the Services are intended solely for the advertising of residential, commercial, rental, land, investment, and other lawful real estate opportunities located within the United States of America.
Users accessing the Services from outside the United States are solely responsible for complying with the laws applicable to their jurisdiction.
27 Reservation of Rights
Except for the limited rights expressly granted to Users under these Terms, MyHouse247 reserves all rights, title, and interests in and to the Services.
Nothing contained in these Terms shall be interpreted as granting any ownership interest, license, or intellectual property right except as expressly provided herein.
MyHouse247 reserves the right to improve, modify, discontinue, replace, or expand any aspect of the Services at its sole discretion.
CHAPTER 3 – USER ACCOUNTS
28 Account Registration
Certain features of the Services require the creation of a User account.
To register an account, you must provide accurate, current, complete, and truthful information as requested during the registration process.
You agree to promptly update your account information whenever it becomes inaccurate, incomplete, or outdated.
MyHouse247 reserves the right to refuse any registration request or reject the creation of any account at its sole discretion and without obligation to provide an explanation.
29 Eligibility to Register an Account
By creating an account, you represent and warrant that:
- You are at least eighteen (18) years of age.
- You have the legal capacity to enter into binding contracts.
You are not prohibited by any applicable law from using the Services.
You have not previously been suspended or permanently banned from using MyHouse247 unless expressly authorized by the Company.
All information submitted during registration is true, accurate, current, and complete.
If you are registering on behalf of a corporation, brokerage, limited liability company, partnership, government agency, or other legal entity, you represent that you have full authority to bind such entity to these Terms.
30 Account Types
MyHouse247 may offer different categories of User accounts, including but not limited to:
Property Owner Accounts
For Sale By Owner (FSBO) Accounts
Landlord Accounts
Real Estate Broker Accounts
Real Estate Agent Accounts
Property Management Company Accounts
Builder and Developer Accounts
Commercial Real Estate Accounts
Business Advertising Accounts
Other account types designated by MyHouse247 from time to time.
Each account type may be subject to additional eligibility requirements, verification procedures, subscription plans, usage limits, or service restrictions.
31 Broker and Agent Verification
Where applicable, MyHouse247 may request verification of a Broker's or Agent's professional credentials, including but not limited to:
- Real estate license number;
- State of licensure;
- Brokerage affiliation;
- Government-issued identification;
- Business registration documents;
Proof of authority to advertise listings.
MyHouse247 reserves the right, but assumes no obligation, to verify any license or professional qualification.
Verification by MyHouse247 shall not constitute certification, endorsement, recommendation, or a guarantee of the Broker's or Agent's competence, integrity, or legal compliance.
The User remains solely responsible for maintaining all licenses, certifications, and legal authorizations required by applicable law.
32 Account Security
You are solely responsible for maintaining the confidentiality of your username, password, authentication credentials, and all other account access information.
- You agree to:
- Use a strong and secure password;
- Keep your login credentials confidential;
- Prevent unauthorized access to your account;
- Immediately notify MyHouse247 of any suspected unauthorized use or security breach;
Log out of your account after each session when using a shared or public device.
You are fully responsible for all activities conducted through your account, regardless of whether such activities were authorized by you.
33 Unauthorized Access
If you believe that your account has been compromised, accessed without authorization, or used fraudulently, you must immediately notify MyHouse247.
MyHouse247 may temporarily suspend, restrict, or terminate access to the affected account while investigating the matter.
MyHouse247 shall not be liable for any losses resulting from unauthorized access to your account caused by your failure to safeguard your login credentials.
34 One Account Per User

Creating multiple accounts to evade account restrictions, manipulate search rankings, duplicate Listings, abuse promotional offers, or otherwise circumvent these Terms is strictly prohibited.
MyHouse247 reserves the right to merge, suspend, or permanently terminate duplicate or related accounts.
35 Accurate Account Information
You agree that all information associated with your account shall remain accurate, complete, and current.
- You shall promptly update your account whenever there is any change to:
- Your legal name;
- Business name;
- Brokerage affiliation;
- Mailing address;
- Email address;
- Telephone number;
- Licensing status;
- Professional credentials;
Ownership information.
Failure to maintain accurate account information may result in suspension or termination of your account.
36 Business Accounts
Users operating as businesses, brokerages, property management companies, developers, builders, or other commercial entities acknowledge that their accounts are intended for commercial use.
Business Users are solely responsible for ensuring that all employees, contractors, agents, assistants, or other authorized representatives accessing the account comply with these Terms.
- Business Users remain fully liable for all actions performed under their accounts.
37 Account Suspension
MyHouse247 reserves the right to suspend, restrict, or temporarily disable any account at any time, with or without prior notice, if MyHouse247 reasonably believes that:
These Terms have been violated;
- Fraudulent activity has occurred;
- False or misleading information has been submitted;
- Intellectual property rights have been infringed;
The account poses a security risk;
The account has been used for unlawful purposes;
Payment obligations have not been satisfied;
The account has been inactive for an extended period;
- Suspension is necessary to protect Users, MyHouse247, or the public.
- Suspension may occur while MyHouse247 investigates suspected violations.
38 Account Termination
MyHouse247 may permanently terminate any account, remove associated Listings, and prohibit future access to the Services at its sole discretion if a User:
- Materially breaches these Terms;
- Repeatedly violates Company policies;
- Engages in fraud, deception, or unlawful conduct;
- Uploads false, misleading, or deceptive Listings;
- Misuses advertising services;
- Infringes intellectual property rights;
- Harasses or threatens other Users;
- Attempts to interfere with the operation or security of the Services;
- Engages in activities that may expose MyHouse247 to legal liability.
Termination may occur without prior notice where permitted by applicable law.
Termination of an account shall not release the User from any outstanding payment obligations or other liabilities arising before termination.
39 User-Initiated Account Closure
Users may request the closure of their accounts at any time by following the procedures provided through the Services or by contacting MyHouse247 Customer Support.
Closing an account does not automatically:
- Cancel outstanding invoices;
- Refund advertising fees;
- Remove archived records that MyHouse247 is legally required or permitted to retain;
Eliminate obligations arising before account closure.
MyHouse247 may retain certain information as required by law, for legitimate business purposes, or in accordance with its Privacy Policy.
40 Survival of Certain Obligations
The termination or closure of an account shall not affect any provisions of these Terms that, by their nature, are intended to survive termination, including but not limited to provisions relating to:
Payment obligations;
- Intellectual property;
User Content licenses;
- Indemnification;
- Limitation of liability;
- Disclaimers;
- Dispute resolution;
- Arbitration;
- Governing law;
Confidentiality; and
Any other rights or obligations that reasonably should survive termination.
MYHOUSE247 ADVERTISING, PAYMENT & REFUND POLICY
1 Advertising Services
MyHouse247 provides online advertising services for real estate listings and related businesses. We do not guarantee the sale, lease, rental, visibility, lead generation, or success of any advertisement.
Advertising results may vary based on market conditions, competition, pricing, property location, and other factors beyond our control.
2 Payment
All advertising fees must be paid in full before the advertisement is published or activated.
Payments are processed through authorized payment providers approved by MyHouse247.
Users are responsible for providing accurate payment information and paying all applicable taxes, processing fees, and other charges associated with their purchases.
Failure to complete payment may result in suspension, cancellation, or removal of advertising services.
3 Pricing
Advertising prices are subject to change at any time without prior notice.
Price changes will not affect services that have already been purchased and activated.
4 No Refund Policy
ALL PAYMENTS ARE FINAL.
Except where required by applicable law, MyHouse247 does not provide refunds, credits, or partial refunds for any advertising services or subscription fees once payment has been successfully processed.
- No refund will be issued because:
- You change your mind.
- Your property is sold or rented.
- You decide to remove your listing.
- Your advertisement receives fewer views or inquiries than expected.
- You do not receive any leads.
- Your advertising campaign does not meet your expectations.
- Your account is suspended or terminated due to a violation of our Terms or Policies.
- You stop using our Services before your advertising period expires.
5 Cancellations
Users may cancel future advertising renewals at any time.
Cancellation will prevent future billing only and will not entitle the User to a refund for any current advertising period.
6 Chargebacks
Users agree not to initiate a chargeback or payment dispute for services that have been properly delivered.
If a chargeback is initiated without a valid legal basis, MyHouse247 reserves the right to:
- Suspend or terminate the User's account;
Remove all active advertisements;
Recover outstanding amounts, collection costs, and reasonable legal fees where permitted by law.
7 Service Availability
MyHouse247 strives to maintain uninterrupted Services but does not guarantee continuous availability.
Temporary interruptions due to maintenance, technical issues, internet failures, or events beyond our reasonable control shall not entitle Users to a refund or compensation.
8 Policy Changes
